Selecting the Right Material for Your Flat Roof Repair

While flat roofs are mainly seen in commercial construction, there are several types of homes that have also used this type of roof construction. Unfortunately, as with any roof, these roofing systems do require maintenance and possible replacement through their 15 to 20-year lifespan. However, just because you have one roofing material now, doesn’t necessarily mean that you need to stick to the same material for your flat roof repair or replacement. There are at least three popular types of flat roofing materials to choose from.

1. BUR

BUR or a built-up roof is the closest thing to a traditional flat roof. With multiple layers of waterproof material sealed by hot tar and river stone, these roofs are now being laid with more advanced materials, such as fiberglass. The affordability and pleasant appearance of this material make it an excellent option for budget-conscious homeowners. However, with the use of rock and multiple layers, this option is quite heavy, and it may require additional support for the joists.

2. Rubber Membrane

For a flat roof repair or replacement, a rubber membrane, such as EPDM, is a great option, but it is also one of the most expensive. Since this roofing material is precisely engineered to resist damage from the sunlight, it is recommended for use in warmer climates.

3. Modified Bitumen

Modified bitumen roofing is moderately priced. However, as the light-colored mineral surface does not absorb heat, it helps to reduce energy usage and expense. Unfortunately, the torch-down application is a fire hazard. Therefore, if you choose this option, then definitely hire a professional installer.

While homeowners may be tempted to perform a flat roof repair on their own, it is not recommended, especially with the newer materials. The roof is such an integral part of home safety, and it is potentially hazardous to risk that safety to save on expenses.
